Cattle graze the slopes up the hill where there are a couple of areas below the top of the ridge that are somewhat level. The slope is a bit step, but easy to walk. A driveway was cut in long ago. It is still usable and runs diagonally across the hill from one side to the other as it wedges its way up into the woods. The woods are beautiful. The trees are mature and tall giving the woods a full canopy. The road is really very good and it is pleasurable to walk along it through the woods. The road stretches across the property, close to the far edge and then turns up and back, and out towards the clearing at a higher level. The part of the road that runs through the field will need a little smoothing out, but this road is otherwise, already a great driveway to the likely home sites. The first site is roughly half way up on a kind of bench behind a line of trees. The higher site is at the top just below the ridgeline. It is in a large grassy area that is tucked into an alcove created by the woods that wrap around it on all but one side. You could be fully private in a home up there with an incredible view from one of the highest hills in the area. A few of the out-buildings or barns might still have potential for continued use. The farmhouse, built in 1959, is too broken down and not livable. But, the old septic system, yet to be located, might still be viable. The farm house was served with spring water from the red brick Sneedville Utility building (just beyond the far end of the property). The city is no longer providing water from that source, so a well is needed. The creek is lovely and constantly running with the same spring water that used to be piped into the house from the city building. The property supports cattle and has a large area of lush land at the bottom for other animals and gardens. Its views are exceptional, the woods are gorgeous, and the creek is vibrant. The whole surrounding area is a very beautiful patchwork of large rolling farms with lovely homes and manicured land. Electricity is there, and possibly fiber internet. The town of Sneedville, within a 10-minute scenic drive, has facilities to meet most every need. Morristown & Rogersville, larger cities, are within 40 minutes. The size of the land was estimated by using the measuring tool in the CRS system. There will be cleaning up to do at the bottom. Yet, it is a lovely property worth the trouble.
