This exceptional mountain property is situated between the Stevens Gulch and the Leroux Creek drainages at approximately 9,000 to 9,500 feet in elevation. The property is absolutely spectacular! Rolling hills and meadows mostly covered with Aspen trees and some areas of oak. The Overland Ditch flows through, there is a developed spring that feeds water to the cabin, and there is a good-sized spring fed pond in the meadow out in front of the cabin. Access is via Johnson Road which can be difficult to travel when wet unless on an ATV. After leaving Johnson Road, the access road has not been used in many years and is very rough and grown in so access is pretty much limited to ATV only until someone does some work on the road. The Access is seasonal, with the only winter access being via snowmobile, snow cat, or tracked ATV. The property is located in GMU 521 so bull elk tags are over-the-counter for 2nd and 3rd rifle seasons, but draw only for archery, 1st and 4th rifle and muzzleloader. Mule Deer tags are draw only. Good hunting in the area and there is deeded access to the National Forest providing access to hunting, hiking, horseback riding, 4-wheeling, and exploring thousands of additional acres. The Forest boundary is only 1/4 mile from the north boundary of the property. If you are looking for a remote mountain retreat and don't mind a little more difficult access, then this place is one you don't want to miss!
