The property is located in Colorado GMU 521 and there is good hunting in the area with lots of elk, mule deer, moose and black bear. There is access to the National Forest and the recreation possibilities are endless here. Hunting, hiking, horse back riding, ATV or 4-wheeling, and the snowmobiling is excellent as you can access Leroux Creek, the Grand Mesa, Stevens Gulch area, and Electric Mountain Lodge. Good grazing for some livestock too if you desire, but you will need to do some fencing as the property is not fenced for the most part. The terrain is mostly rolling with some sloped areas as it goes up towards the Overland Ditch, and is heavily covered with large stands of Aspen trees with some open meadows scattered throughout. Access is seasonal with winter access being only by snowmobile, snow cat or tracked ATV. The road is a pretty decent, but rough, partially graveled mountain road except about the last 1/4 to 1/2 mile is just a dirt road. This is an extremely rare find as properties this nice and in this good of a location in the mountains around the North Fork Valley are rarely offered for sale!
