The homesite area is outside of the FEMA 100-year flood plain on the property end furthest away from river (no flood insurance should be required), has already been cleared and leveled, and electric utilities has recently been moved just down the dirt road for future access. The homesite passed both well and septic perc permitting tests in November of 2022 but are expired and will need to be reacquired by the new owners. There is no running water system on the property and would need installed. The dirt road is maintained by the county monthly. There's a cleared area designated for hunting that has a 2-man tower stand and deer feeder that will stay with the property, a designated 100-meter shooting lane area for target practice. All typical area wildlife for the area travel through the property up and down riverside with deer and turkey most commonly seen. There is a sandbar located on the property side of the river for swimming with nearby shade trees. Boat and kayak landing is appx a 6-mile drive, located at Jerriel's Bridge Tattnall County Boat Landing.
