The Ranch is very private as it is surrounded by other large ranch holdings and is located at the very end of Pancho Rico Road (an asphalt paved county-maintained roadway). The ranch has historically been utilized for cattle grazing, a small amount of dry farming (240+/- acres), recreation & hunting. There are two old homesteads. The first near the gate, has two old homes that are inhabitable. The other homestead is in the upper portion of the ranch and is currently utilized as a hunting camp. There is also an old barn and a set of cattle corrals located there. The Ranch is enrolled in the Williamson Act that offers the owner a decided property tax advantage. There are at least 5 developed springs that provide water for both livestock and wildlife, with a developed well that is piped to both homesteads as well as a series of tanks and watering troughs. The Hewitt Valley portion of the Ranch features open fields with scattered live oak trees and is very scenic. Remaining portions of the ranch are steep land with scattered blue oak trees and brush covered areas that provide habitat for many small game species. Some of these species that can be hunted include blacktail deer, doves, quail and wild boar.
