Small birds chirp, well-fed hawks screech, butterflies flutter, and the deer are active (several deer trails and rubs are evident). This property would make an excellent camping spot - access is easy for a pop-up trailer or RV. Buyer is solely responsible for confirming that all intended uses are approvable by governmental authorities. No septic approval, no well. Seller is a Trust and current trustees are not aware of any percolation testing having been performed but it's likely that the original developer of the subdivision was not able to obtain approved septic fields.
