2ļøāƒ£ Should I stage my home?

Yes. Staged homes often sell faster and for more because buyers can picture themselves living there.

3ļøāƒ£ How long will it take to sell?

In a strong market, homes can sell in days, meaning an acceptable offer to the seller.  On Long Island, typically closing takes anywhere from 60 – 90 days.  In slower markets, 30–90 days is common to obtain an acceptable offer. 

4ļøāƒ£ What should I fix before listing?

Focus on curb appeal, paint, lighting, decluttering, and small repairs. First impressions matter.

5ļøāƒ£ What costs does a seller pay?

Typically, agent commissions, attorney fees and NYS transfer taxes. Seller is also responsible for termite and termite damage if found during an inspection.   Agent commissions are important and discussed in depth.

1ļøāƒ£ How much house can I afford?

Your budget depends on income, debts, credit score, and down payment. A lender pre-approval gives you a clear price range before you start shopping.  I can provide several lenders for you to speak with. 

2ļøāƒ£ Do I need to get pre-approved first?

Yes. Pre-approval shows sellers you’re serious and tells you exactly what you can afford.  It is needed in order to present an offer on a home so having it ready when you start looking is extremely important. 

3ļøāƒ£ How much do I need for a down payment?

It can be as low as 3–5% for some loans, but 20% avoids private mortgage insurance (PMI).

4ļøāƒ£ What happens during a home inspection?

A licensed inspector checks structure, roof, plumbing, electrical, and major systems to identify issues before closing.  It is important as a buyer to know what you are purchasing.  An inspection gives you a great education about your new home and how to maintain it properly. 

5ļøāƒ£ How long does it take to buy a home?

Typically, 30–60 days from accepted offer to closing.
