By incorporating the garage integrally into the home rather than placing it at the rear of the lot, the design preserved the backyard for a highly functional private outdoor entertaining space.

The primary suite features a spa-inspired bath and custom closet built-ins. Every closet throughout the home has been outfitted with custom storage. Second-floor laundry provides convenient access from the bedroom level, while the third floor offers a private guest suite with an additional full bath.

Unlike many older Shadyside homes, 717 Filbert offers the benefit of newer electrical and plumbing systems and newer sewer lines—without the typical infrastructure concerns of a century-old residence.

The property’s combination of newer high grade construction, private two-car-wide driveway, extra-deep integral two-car garage and substantial rear courtyard would be extremely difficult to recreate in Shadyside today. Duplicating it would require acquiring an existing property or properties, demolition, architectural and engineering work, permitting and approvals, new construction to a comparable standard, and an interior build-out of this caliber. Recreating the same site functionality and level of construction would be extraordinarily difficult, if not impossible, to duplicate today for the same price.
