"When we were looking to move from Southern California to the central coast, we found Monica's name on an internet search for realtors in the area. After just talking with her over the phone, we knew she was a good fit for us, and this was even more apparent after our first meeting. We looked at many houses over the next few months and then we got the call from her that "the one" had come on the market. She was right and with her assistance, we closed the deal quickly and painlessly. We kept in touch and flash forward six years later when we acquired another house, this time out the state, there was no question that we would ask Monica to help us sell our house in Los Osos. She guided us through the sale process via long distance and I don't know if we would have been able to accomplish the task without her. She supplied us with references to contractors and coordinated scheduling to get the house ready for sale. Having known us for several years, she also knew the best way to market our home and helped us negotiate the offers. We agree with everything other reviewers have said about her, especially her being professional yet personable. She has our highest recommendation."

"We highly recommend Monica Chudgar as a real estate agent for experienced buyers/sellers as well as the inexperienced like us. We were out-of-state buyers, who hadn't purchased a home in 30 years, with specific needs to be met, all of which created challenges. We were unfamiliar with the market, local appraisers, lenders and repairmen. We had limited time to view properties and take care of the many business items that come with buying a house. Monica did detailed research to resolve our questions and concerns, was always prepared beyond our expectations, worked promptly and thoroughly, and followed up with us as well as the seller's agent to see that everything was in order. She was a conscientious liaison between all those we needed to make the purchase. Monica's integrity was stellar, her knowledge base phenomenal, her past experience as an appraiser invaluable. Her demeanor was always pleasant and respectful. It was obvious to us that she made it a top priority to make sure that we were going to be happy in our purchase of a new home. Monica was invaluable."

"Monica helped us with the purchase of a house. From the start we communicated well. Much of the search for properties had to be done remotely and she was able to do realtime video tours of houses which we had selected. Throughout we found that she was super smart and efficient in coordinating with us, escrow and the selling party. Also she was a firm and ethical negotiator. During the whole process we had some timing issues which she navigated skillfully. We felt we could trust her judgement and experience at all stages in the process. We were also pleased with the inspector and other vendors she recommended."

"We met Monica as a referral from another Realtor who was helping us sell our existing income property in LA and replace it in Morro Bay through a 1031 exchange. We live in Massachusetts. Monica was supurb helping us locate and qualify an appropriate property. She was very conversant in the use of modern technology to "walk" us through any number of properties behind her cell phone, video taping each room, the setting, the outdoors areas, etc. We selected one property and one of us went out to "kick the dirt." That property fell through, but in person we confirmed everything Monica had reported and relayed. When we did locate and enter into escrow on a property Monica was an excellent negotiating partner; advising us when to be accommodating and, very importantly, urging us to ask for more. We asked for more, we got more, the deal did not crater! We had a trying two weeks at the end of escrow since our LA property took its time closing when our Morro Bay seller demanded speed (he was involved in a 1031 as well). Monica was able to finese our Morro Bay purchase and worked well with our LA agent to expedite its closing. Monica showed her worth in: i) patience, ii) knowledge, iii) creativity, and iv) service. We would heartedly recommend her to any other individual seeking to either buy or sell a home in San Luis Obispo County."
- Richard T.

"Monica helped us buy our first home. She was so helpful, explaining every step patiently. What I liked best about Monica is that she told it to us straight and never pushed us towards a sale prematurely. She told us to trust in the process and the right place would come along, and it did!"
- Adrienne H.

"We selected Monica to market our property in Los Osos, and it was a great decision! She accurately priced the house and created a simple and effective marketing plan, resulting in a full-price offer and a no-hassle sales experience. Monica is knowledgeable, professional, personable and skilled in negotiating. She is a great communicator, which was especially important to us as out-of-town sellers. I thoroughly enjoyed working with her and give her my highest recommendation."
- Randy C.

"Monica A. Chudgar was such a gift to us especially since we were coming into the area knowing little or nothing about the choices. She listened to our wants and needs and she translated those along the 3 years of looking for the right home, sometimes letting us know when a house that had captured our imagination might not meet what we had said was important to us. She was on top of all the details and timing of things but patient and understanding of how hard this process was for us at times. When we got discouraged with how long it was taking to find our home she always assured us it would happen. I can’t say enough about her combination of professionalism and personal warmth. Anyone who works with Monica will soon realize how well they have chosen especially considering how important buying the right home is for all of us."
- Jere

"Monica is AMAZING! She is extremely patient, professional, and so easy to communicate with. My husband and I first started to look for a home here in the central coast while we were still living in Portland, OR and she made it so easy and stress free. She always responded to emails and phone calls quickly and never let a question go unanswered. I would highly recommend her to anyone looking to sell or buy a home."
- Katie J.

"I love Monica! She helped me find a place to live in SLO when everyone said it was impossible. She's thorough, professional, cool as a cucumber when negotiating (I was an emotional mess), and is a nice, nice person to boot. She's very realistic yet patient and will help you find what you're looking for. She also seems to know everybody--a boon for sure. I cannot recommend her highly enough. As I get to know this place, I will surely use her again. Go, Monica!"
- Eileen H.

"Monica recently assisted my family in the sale of our property in Morro Bay. This involved a complex, estate sale transaction with absentee sellers, and included the need to coordinate with local contractors on our behalf and an extended escrow. From the beginning, Monica presented as an honest, forthright, professional, and extremely capable realtor. She was very knowledgeable, but also not afraid to conduct further research or seek the assistance of others in her office at those rare times when she did not have the answer needed. Monica is an excellent communicator who kept us informed every step of the way and in a timely manner. In the end, she did whatever it took to make sure the process went smoothly, our interests were represented, and we achieved a satisfactory sale! I would definitely recommend Monica to friends and family who might need the services of a realtor on the Central Coast."

"Earlier this year my husband and I moved from Alaska to SLO county for work. We knew with the move, finding a rental was going to be tough and we thought that the real estate market would be even tougher. Lucky for us we had Monica to help us find the perfect house that fit our budget and had us moving in within a month of arriving to the area. As first time home buyers she walked us through the process step by step and always made herself available when we needed her through negotiations. Monica brings a caring and positive outlook to the sometimes daunting process of buying a home. We couldn't and wouldn't have bought our home without Monica's help and now we refer her to all our friends who are looking."
- Kylee S.

"Monica was referred to me by 2 individuals that had her help in the sale and purchase of their homes. They said she was very professional and knowledgeable. I was extremely please to learn that indeed she was, in addition to being efficient and very communicative. My home was a vacation home and I imagined the process to be awkward because of all the necessary viewings, paperwork, inspections, follow ups with tradesmen, ect. Not only was my home listed and sold very quickly, Monica handled everything via email and on her own. I only had to travel to Morro Bay to pack and move. I was very fortunate to have Monica as my realtor and she quickly set me up with a portal to find my next home!"
- Nancy F.

"Monica helped us get into our first home- and we absolutely love it! She was a teacher as well as an agent, running us through every aspect of the process. She was patient, empathetic, and when asked gave us honest advice. She never rushed us, and actually urged us to take it slow. She was generous with her time and found us just the right place. Monica also has a wide range of references for pest inspection, home inspection, etc that did not disappoint. Long and short: Monica is the best! We highly recommend her."
- Matt B.

"Monica Chudgar is an exceptional real estate professional. She is intelligent, well informed and dedicated to the client being completely comfortable with the negotiation process. She understands the language of contracts and offers so well that she can break down complex documents and summarize paragraphs of jargon into concise comprehensible sentences. She holds your hand through that process so you never feel you are going in over your head. As a general contractor, I had a great appreciation for her background in appraisal and her ability to quickly gather comps and assess the repair costs of a given property so you could comfortably compare apples to oranges. She helped my family through the most complex negotiation process on a 1031 exchange sale and pulled rabbits out of hats to make the deal work when we had all already lost hope. No one will work harder for your confidence and your best interest. Call me anytime to her it from the horse’s mouth."
- Bruce S.

"As you will hear from anyone associated with Monica, she is an outstanding realtor, going above and beyond our expectations, exceptionally detail-oriented, communicative, honest, and kind without sacrificing business edge. We actually were renting a space in Los Osos and got connected with Monica through the owners. Monica brokered their home and they raved about the professional and personal relationship forged through the buying process. We recently moved here from South Carolina and relied heavily on Monica to guide us to the right home given a tight time constraint and budget. She honed quickly in on the home we wanted, facilitated and sealed a remarkable deal. Somehow she managed to keep us 100% updated throughout the negotiations without missing a beat. Without hesitation, she arranged to meet us on our schedule, met with an inspector at the house when we could not, found answers to questions we didn't even know we had! She's like the Modern Day Agatha Christie of Real Estate. She is undoubtedly the realtor you want to work with to find your home. We cannot even imagine going through the buying process with anyone else. Thanks Monica!"
- Jen H.

"We had no connections in real estate in the SLO area, but feel blessed that Monica Chudgar answered the phone when we made a Sunday morning call asking to look at a property that same day. Not only did she arrange for us to see the property, but she lined up several others so that we could have some comparisons -- within a couple hours! We ended up purchasing the property and found it to be the most seamless real estate purchase we had ever experienced. Monica is professional yet very personable and easy to work with. She is very knowledgeable about the area (we are from out of town) and responsive to any questions. If she didn't know the answer, she would get the answer shortly. Her communication skills were excellent and she was readily available -- answering our calls and emails quickly. Monica was on top of every aspect of our transaction and made this purchase easy. I wouldn't hesitate to use her again and wouldn't even consider looking for a different agent in the SLO area. There is a very good reason that she received Realtor of the Year in 2012!"
- Sue J.

"When we moved to the San Luis Obispo, we knew absolutely no one in the area. Monica met with us, discussed our hopes and dreams for living in the area, and set our minds at ease. Her attention to detail and seemingly faster-than-humanly-possible responses to our questions made our first property buying experience quick and easy. We've since bought and sold property in SLO all with Monica's help. And if we ever buy or sell again, Monica will be our first (and only) stop. We've come to think of Monica as family -- she puts so much care into the process, smoothing the inevitable real estate bumps along the path and staying by your side every step of the way. Call her and get started on the next chapter of your life. You'll be glad you did."
- Matt B.

"As new parents and home-buyers shopping for THE home for our family, we came into the home buying process with lofty goals, a tight budget, and absolutely no free time. With Monica Chudgar assisting us, the process was amazingly pleasant and 100% successful! When we weren't quite ready to make an offer, she provided valuable resources and helpful information without any pressure to move more quickly. And, when we decided the timing was right for our family to buy a property, she took all the necessary steps to ensure that we purchased the best home at the best possible price. Monica is a communicative, technically-savvy agent who is constantly prepared for whatever the next step may be. She is also an experienced appraiser with an innate ability to ask the right questions and discover important information. Due to her keen insight and sage advice, we are now living in (and LOVING) our dream home. Thank you, Monica!"

"Monica helped us immeasurably in wading through the ins and outs of our first-time home purchase. My wife and I could never have expected the level of professionalism from any other agent; Monica really went way out of her way to get us into our ideal home. She was always available and made the process very easy to understand from start to finish. As I have read in other testimonials regarding her expertise, she comes highly recommended and we couldn’t agree more. Her honesty and enthusiasm made us feel very comfortable, allowing us to really feel out each home we looked at. From the first time home buyers to experienced individuals, I couldn’t imagine working with anyone else. We would recommend Monica to anyone looking to buy or sell a home!"
- Matt

"Monica came highly recommended to me by a couple different friends, and after interviewing several real estate agents, I understand why! Her enthusiasm, her honesty and communication skills were what was most important to me. She never second guessed my wants or needs, she made it happen in the end. If ever you want to sell or buy a house, Monica is the one to contact. Thanks Monica for all your hard work and results."

"I remember walking in to Monica’s listing…we were so set on just using the agent who was selling the house. Monica changed that. It was immediately evident she really knew her stuff. Within ten minutes, without her ever pressuring us, we had made up our mind to stop our one stop shopping, and take advantage of the ease and effort Monica had to offer. She never let us down. After months of looking, and an insistent Monica making sure we were not settling (what kind of realtor convinces you not to buy houses?, we finally found the home that makes us melt when we talk about it. We get gushy, and nostalgic. This is weird, because the house was a complete disaster. I think Monica had to have a total of fifteen contractors come out. She met every single one, sometimes even getting her own shovel out, and never once made us feel like it was out of her job description. Honestly, she made us feel as if it were not a job at all; she was just helping out her friends. I HAVE NEVER had someone I just met WORK SO HARD to help me be successful.Very few times in life do you meet someone and immediately feel they are there to help you. Monica was the perfect person to guide us through the trials of purchasing a home. When we needed support, she was a rock, when we needed her to fight for us, she was more than willing to put on gloves. Without Monica, I am convinced our home purchase would have never happened. She was always there for us as a realtor and a friend."
- Kim M.

"Monica Chudgar sold my home last February. Her service and professionalism dealing with every minute detail were impeccable. She overcame some very difficult obstacles in order to sell my home. I had renters in the home that were very difficult and made it very hard to show the house. She not only dealt with the property manager, but also skillfully negotiated with the tenant to make things work for everyone concerned. She always followed up on everything in a timely manner, and kept me informed. Monica completely explained all the details in signing the documents and escrow instructions. I am a widow, and was very nervous when the process of selling my home of 33 years first started, but Monica guided me through it, and made things easy for me to understand. I would recommend Monica, and have done so recently as well. I could always count on her thoroughness and honesty and I am grateful for the job done so well for me."

About Monica
There is something about continually striving to be better, to always feel like there is more to be learned, that keeps me motivated and inspired as a real estate professional. It has always been my business practice to serve my clients with compassion, patience and supreme professionalism, and to ensure they feel supported and fully educated in every step along the way. As someone who truly loves and take pride in her work, it is my goal to have my clients walk away from their successful transaction feeling like we had a great time, they could not have done it without me, and they could not have partnered with a better Realtor®!

I began my real estate career in October of 2003, by earning my appraisal license. After two years of apprenticing with a local and established appraiser, I obtained my broker’s license in 2005, and have most recently welcomed a transition to Compass in 2019.

After 19 years of working as a real estate professional, I have found incredible value and priceless tools in the way both appraising and sales cross-compliment each other. When assisting clients buy/sell real estate, my appraisal background gives me crucial understanding and true ability to analyze value, neighborhood trends and comparable sales. When I appraised properties, my sales background gave me the insight to understand what buyers and sellers were looking for, what they were willing to pay/sell for, and how they react to and value features in a property. I am grateful that these two specialties have allowed me to continually improve and evolve my skills, with the ultimate goal of serving my clients even better.

In 2015 I served as the President for the Scenic Coast Association of Realtors®, and was a voting member on the Assessment Appeals Board for SLO County from 2013 - 2019. I was also honored with the Realtor® of the Year award in 2012, by the Scenic Coast Association of Realtors®.

When I’m not working, I love living in Los Osos with my husband and son, spending quality time with family and close friends, volunteering, practicing yoga, swimming, camping, traveling the world, and dancing!
