First time buyers, explanation of the process, resource available for building & repairing credit,   brief explanation of financing programs and availability of down payment assistance programs.  The experienced buyers (or a buyer new to the area) some insight of resources available in the area that has included guided tours. 

For sellers, I  identify their buyer pool,  then offer staging, marketing and pricing to attract the identified buyer pool.   Provide additional help as needed with with downsizing and relocation (has included, washing, cleaning and dump runs).
