the necessary documents to obtain a building permit for the property. The documentation developed to
date include topographic and boundary surveys, sewage planning module exemption request, existing
conditions plan, & stormwater soil infiltration test report (with positive soil findings). A plan showing the
dwelling footprint, with stormwater management, utility connections and public sewer is being prepared,
but it would be helpful to have your building plans to include in the submission to Edgmont Township. The
setback requirements allow a 35’ x 40’ dwelling footprint without the need for a variance. A variance will be
needed for relief from the 20,000 square feet minimum lot size requirement (Please note: This lot is of
average size within the subdivision, since the 20,000 square feet minimum requirement was enacted after
the creation of the development). A Conditional Use application demonstrating compliance with the
Township’s steep slope zoning regulations will also be required. The asking price assumes that the buyer will partner with the seller to obtain the building permit. The
settlement will take place once the building permit is secured. The seller is willing to entertain an offer
below the asking price if the buyer takes possession of the property within 60 days and takes full
responsibility for obtaining a building permit.
