30 years ago, my husband purchased 24 houses in Philadelphia (34 doors because 1 is a 6-apartment building, and a few others have 2+ apartments) and has been renting, managing, and rehabbing them ever since. Now we are preparing for retirement and are ready to sell the entire portfolio to 1 investor. All the properties have leases, except there is 1 vacant apartment in the 6-apartment building. Now we are preparing for retirement and are ready to sell the entire portfolio to 1 investor. All the properties have leases, except there is 1 vacant apartment in the 6-apartment building. All have rental licenses, and all have passed the City-required lead inspections, even the ones that aren’t due until later in the year. There are no mortgages. Everything is clean and ready to go. Most of the tenants are long-term, and their leases have automatically renewed into the month-to-month phase. So, the new owner could continue to collect income, raise rents, do cash for doors, and/or flip them. The supply is low in Philadelphia, so we are being inundated with postcards, calls, texts, and emails from potential buyers. For now, we’re not considering selling the properties individually. The value, based on comps and other offers, is $5.8 million for the properties individually, and we will consider offers in which we walk away with at least $5 million. We were able to eliminate some who wanted to buy the entire portfolio but don’t really have sufficient proof of funds, and some who say they’re investors themselves but are actually brokers just looking for the listing.
