The proposed alignment of the extension to US Hwy 27 would allow access to a lighted intersection at NW 35th Ave Rd (existing Burger King, New Racetrak and Proposed Circle K) just south of the Ocala/Marion County Commerce Center (current uses include Fed-Ex, AutoZone, Chewy and an Amazon fulfillment center) while the proposed alignment of the extension to SR 40 would allow access to a lighted intersection at SW 33rd Ave (new Racetrak and Wawa at intersection) with an older industrial park (South 40 Industrial Park) to the south of the intersection. Uses in the immediate area include Chariot Eagle (park model manufactured home factory), a building recently renovated for owner-occupancy by Hoseline (design/installation/repair of air conditioning systems for emergency vehicles), a Waste Pro recycling center, a two building industrial complex with rear surplus land for expansion (both 10,000 SF buildings currently occupied by a granite fabricator) and the Marion County Jail. There is additional land available for industrial development along NW 37th Ave which will benefit greatly from the future extension between SR 40 and US Hwy 27. Further, there is a significant concentration of industrial uses between SR 40, US Hwy 27, NW 30th Ave and NW 27th Ave as well as to the east of NW 27th Ave. Listing agent holds a financial interest in the subject property as a member of Algray Properties, LLC.
